Boston Properties knows more than beans about real estate. The firm invests in, develops, and manages primarily Class A office buildings. In addition to Boston, the self-administered real estate investment trust (REIT) focuses on the markets in Midtown Manhattan, San Francisco, and Washington, DC. Boston Properties' portfolio includes about 150 buildings, including development and redevelopment projects. In 2008 the REIT acquired 60% ownership of the iconic GM Building, previously owned by Macklowe Properties, for $2.8 billion, a record price for a US office building. Competition

Competitive Landscape for Boston Properties, Inc.
The health of the economy drives demand for REITs as investment vehicles. Profitability depends on the value of the properties in the portfolio, which in turn highly depends on real estate vacancy rates. Large companies have advantages in deal-making, and economies of scale in marketing, computer and infrastructure investment, and operations. Smaller companies can compete by specializing not only in real estate type, but by geography, though geographic focus can increase risks. To read the full description, subscribe now.
